Along a wooded track that can’t even be classed as a lane in the heart of the Pembrokeshire countryside this characterful stone cottage is waiting to enchant you with its location and potential.

It’s a renovation project going to auction that needs the next step of its transformation completed, and once the hard work is complete the reward is a truly idyllic location to call home, nestled next to lake formed from the sleepy, meandering Afon Dulas, a tributary of the River Teifi.

Where many people have humans as close neighbours, this property’s nearest is the glorious Ffynone Waterfall, just a short stroll down the track, through woodland, towards the sound of rushing water and the chance to enjoy this most stunning of scenes – on a daily basis from the front door. The waterfall has been described as a hidden gem within the wonderful wooded river valleys around the village of Newchapel near Boncath that includes Ffynone Wood, owned by Calon yn Tyfu Cyf Growing Heart workers’ cooperative.

The Woodland Trust states the woodland is about 325 acres in size, 10% of it being ancient, and home to a section of four rivers that flow through the area, as well as the enchanting waterfall.

According to author Nigel Summerley writing for website Pembrokeshire Online, the waterfall is steeped in mythology. It is said to be an entrance to the legendary Annwn, a place mentioned in The Mabinogion as the ‘Otherworld’ – a parallel universe existing alongside ours but invisible to us, where there’s a bountiful supply of food, stunning landscape and no-one gets old or ill.

And it can all be enjoyed from the doorstep of this stone cottage, well, this universe at least, unless you find that doorway at the waterfall. Until then, there’s plenty to do at the cottage as, although the renovations have begun, there is still a substantial amount to do.

The area isn’t the only special aspect of this property auction, the cottage itself is important enough to have gained a Grade II listed status from Cadw in 1994 for being ‘an attractive Victorian estate cottage in picturesque setting’. 

The house is thought to have probably been the gamekeeper’s cottage of the Ffynone House estate near Boncath, a stunning country manor designed by celebrated and renowned architect John Nash, who was famously appointed by King George IV to extend and transform Buckingham Palace to the iconic façade that can be seen today. Find out more about the manor house here.

The listing states that the cottage is located on the edge of a lake but that the body of water was artificially created and that the property pre-dates it, being set on an old driveway from Ffynone to Bwlchygroes.

Called Pont Newydd Cottage the floorplan currently offers a dining room leading to a kitchen, a large sitting room that already has a wall of glass doors leading out to the garden and lake’s bank.

This sitting room then leads into a charming single-storey lounge that has a delightful set of multi-paned windows and another door out to the garden. The ground floor is the location of a family bathroom, with the principal bedroom on the first floor offering an ensuite bathroom. 

The two-bed cottage is going to auction with John Francis Cardigan with a guide price of £210,000 with the company stating that the bidding starts at 11am on Tuesday May 16 and closes at around 3pm on Wednesday May 17.

The company also states that potential buyers are advised to read the terms of the auction prior to bidding, including an addendum to the sale, and that all lots are sold subject to a buyers premium of £840 that includes VAT. Contact John Francis on 01239 300041 to find out more.
